Mud tubes are made of soil, wood cellulose and other particulate matter. Termites dehydrate quickly, so they need the protection of an enclosed environment to maintain the humidity levels they need to survive. The tubes also protect them from predators. Mud tubes are about the thickness of a drinking straw or pencil and look like encrusted, dried dirt. They can be squiggly or straight. If you see a mud tube and don't know if it's from an old termite infestation or not, remove a small section, leaving the two ends of the tube undisturbed. If the breach seals back up in a few days, termites are currently active around your property.
Structural and Mechanical Inspection
Inspections are a visual, non-invasive check of the structure. I will examine the major components and systems of a home which include among other components, the foundation, attic, exterior, structure, roof, plumbing, interiors, central heating, electrical, central cooling, insulation and ventilation, built in appliances, and garage. I will then describe their condition and any significant or safety concerns to the client in a way that is easily understandable by the average lay person.
It is very important to know the true condition of the house, so you can determine its true value to you. The home inspector will not make the buying decision for you, but the inspection can provide you with the information needed to make the decision wisely. You will want to know: How many problems? How serious are the problems? Do I absolutely need to correct the problems or can I live with them?
Don't walk away from a house just because there are major problems. You still may be getting a good buy, because every house has it's true market value. The "real cost" of buying a house is its purchase price plus the costs involved in upgrading deteriorated, substandard, broken, malfunctioning, or worn out components or systems.

An infrared inspection can identify and document moisture intrusion, energy loss, and even unexpected hot spots.
In terms of energy loss, an IR camera can detect:
heat loss and air infiltration in walls, ceilings, floors, windows and doors;
damaged and/or malfunctioning radiant heating systems
under-fastening and/or missing framing members, and other structural defects that can lead to energy loss and
broken seals in double-paned windows.
In terms of detecting moisture intrusion, an IR camera can locate:
missing, damaged and/or wet insulation and
water and moisture intrusion around penetrations and at the foundation and building envelope that could lead to structural damage and mold.

A whole house inspection with termite report is the same home inspection but also includes an assessment of the possibility of wood-destroying insects, including termites in the main structure of the property. There are lenders that require a termite inspection before they will approve a loan on residential properties. I would usually recommend termite inspections as a preventative homeowner strategy. Termites are responsible for more structural damage to houses than hurricanes, floods and tornados put together. Termites are usually hidden or concealed. Frequently, homeowners do not realize there are termites until they've compromised the structure and caused thousands of dollars of damage.
Sellers may not be aware of the presence of termites, thus, it would not be included on the Seller's Disclosure. Having a professional inspection to assess that possibility is a prudent choice. In order to perform a termite inspection in Kansas or Missouri, the inspector must possess credentials from the state. The findings of the termite inspection are documented in a separate written report.
Homebuyers often overreact after discovering that a house has had damage or treatment for wood destroying pests and on occasion lose interest in the house. Actually, the discovery of an infestation should not be a cause for alarm. Concern yes, but alarm no. Most pest infestations (probably 80%) are either inactive or have already been treated to correct the problem.
